Booking.com ranks listings first of all by their performance: conversion, price against similar listings, not cancelling confirmed reservations and the completeness of the page content. Paid programs exist too, but the cheapest route to visibility is fixing these first.
What is visibility?
Visibility is the position at which your listing appears when a guest searches. Guests mostly look only at the first results. That is why even a good villa or hotel struggles to get bookings when it does not show up in the results. This is exactly why our work starts with visibility.
What does Booking.com rank by?
The details of the algorithm are not disclosed. According to the platform’s partner guides and industry analyses, the main factors are:
- Conversion rate: How many of the people who view the listing make a booking.
- Price competitiveness: How your price compares with similar listings.
- Cancellations: How often you cancel confirmed reservations yourself.
- Content quality: The completeness of the page; features, photos and descriptions.
- Calendar accuracy, response speed and reviews.
Seven practical steps
1. Fill in the page completely
Booking.com builds your listing page from the facilities and services section of the Extranet. Tick every feature you really have, such as pool, view, air conditioning, parking and breakfast. Guests use search filters based on these features; a feature you did not tick makes you invisible in that search. In a hotel, also define the room types completely and correctly.
2. Order the photos
Put the strongest photo first. In a villa show the pool and the outdoor areas; in a hotel show each room type and the shared spaces. Photos should match the text; a photo that overpromises later turns into a bad review.
3. Keep the calendar accurate and do not cancel confirmed bookings
Leaving a booked date open leads to a double booking, and a double booking leads to a cancellation. If you sell on more than one channel, manage the calendar (in a hotel, the room inventory) with a channel manager, not by hand.
4. Position your price against similar listings
Price affects both conversion and ranking. A price adjusted to demand often performs better than a fixed list: see our dynamic pricing guide.
5. Choose your cancellation terms deliberately
Many guests prefer a flexible cancellation policy, and it can make the listing more attractive. Decide by calculating the risk and the revenue that come with it.
6. Reply to messages quickly
Response speed affects both the likelihood of a booking and your performance on the platform. Set up a routine to answer messages within the day.
7. Manage your reviews
Rating and review count directly affect conversion. See our reviews article for details.
The Genius and Preferred Partner programs
Booking.com offers programs for visibility. Genius involves giving a discount to certain members. Preferred Partner provides a badge and a visibility advantage in return for extra commission. Neither is free and their terms change over time. Industry sources report that the guaranteed visibility tied to the Genius discount decreased in 2026. Before joining a program, read the current terms in the Extranet and calculate its effect on net revenue after commission.
